Downtown historic houses commonly charge a fee and then a food-and-beverage minimum on top, through catering you are required to book in-house, and the two together are what you will actually pay. The other family here is the blank-slate grounds outside town: live oaks, a lawn, and almost nothing else. Those quote low and then hand you the tent, flooring, restrooms, catering, bar and often a licensed planner, and a few require you to hire off-duty police as well. Ask which of those are on you before you compare two numbers that are not measuring the same thing. Peak dates carry a premium — the same site can run $7,000-10,000 in April or October against $5,000-8,000 in the quieter months.
